Faults and Defects of Residential Real Estate from the Point of View of Thermal Technique and their Possible Impact on the Value of the Real Estate

This master’s thesis deals with issues of faults and defects of building structures in residential real estate in terms of thermal technique. This thesis deals with their possible impact on the value of a residential real estate. In the theoretical part of this thesis, properties and quantities, which are used for an assessment of the building structures according to legislature, are described. Assessments of the steady state temperature are described closely. The thesis mentions usual sources and causes of faults and defects, which frequently occur. The possibilities of the non-destructive assessment of structures are also described. The reparability of faults or defects is related to the influence on the price of real estate. The practical part of the thesis deals with the value of a dwelling in an apartment house, which is affected by a fault manifesting surface condensation. An analyzed technical cause of this fault is described. Possible ways of remedying are shown, including the quantification of costs. The apartment is appraised in a faultless condition and afterwards the probable impact of this fault on the price of apartment is determined.

The aim of this thesis is to explore the use of Mass Appraisal Methods in Czech republic. This diploma thesis specifies main use of those methods, next specifies who uses this methods and in which cases this methods are used. At first, there is description of appraisal methods used in Czech republic and abroad in this diploma thesis. On the basis of this knowledge utilizations of Mass Appraisal Methods are described. For illustration of Mass Appraisal Methods the appraisal of two sets of similar houses is performed for use of property taxes in context of legislation in Czech republic. Further advantages of appraisal systems are described, which use a Mass Appraisal Methods in praxes.

This diploma thesis examines the topic of evaluation of possible uses of real estate throughout method of highest and best use analysis also known as HABU. Within the theoretical part of thesis, the issue of real estate valuation is described. The principle of highest and best use analysis is described in detail and its main parts are defined and these are the following: legal permissibility, physical possibility, financial feasibility, and maximal productivity. In practical part of thesis this method is applied to a certain property in Brno – Trnitá area. In the thesis there are multiple possible options considered and evaluated.

Determination of the Amount of Insurance Settlements for the Damage Caused by Snow Loads on a Detached House in Hronov

The aim of my thesis is to outline the field of the insurance-claims settlement, to determine the amount of indemnity for the damage caused by the weight of snow, and also to clarify basic concepts of real estate appraisal. In the introduction I define basic concepts associated with that topic. Then I bring the reader into the field of real estate appraisal and I define basic concepts and appraisal methods and description. In the next part of my thesis I mention the principles of the insurance company´s claim settlement activity, the products related to property insurance, the person involved in the settlement, and last but not least I outline the claim settlement process itself. However, the point is not just to provide a plain list of all steps involved in the process but to give the reader a better idea how to proceed and what the basic concepts of the field are. In the final practical part I will focus precisely on the determination of the compensation for the damage casused by the weight of snow based on reasonable costs and for bringing the insured property to its original (operational) state.
The effect of different ownership of building and land on the "usual value" of real estate

This diploma thesis deals with issues related to the different ownership of the land and the building standing on it. In the first part, there are described causes of different ownership of land and buildings, methods of solving this problem, and methods by which buildings that are not part of the land can be appraised. Important terms related to the valuation of immovable property, including essential valuation approaches, are also presented here. In the second part of the application, a market analysis is performed and then a selected real estate is appraised using several methods. In the analysis of the achieved results, a comparison of the valuation results is made and the possible causes of the differences in these results are commented on. At the end, the research results are verbally evaluated.
